Why a local opinion beats a Zestimate
An automated estimate sees beds, baths, and a square footage someone recorded. It does not stand in the kitchen. In East Tennessee that misses what buyers actually argue about: septic and a well versus public utilities, a dock permit and the winter lake level, a cabin road a guest will not drive, acreage that cannot be used the way the photo implies, and a remodel that is paint rather than work.
