Meet Jessica Duncan
I was raised in the industry. Option money, closing dates, and inspection details were dinner-table conversation. As an adult I tried other work, then came back to what I knew — the whole apple and tree.
In 2005, Mom and I opened our property management company in Austin, Texas. In 2008, when everyone was running for the hills, I went all in and became a REALTOR®. We helped investors buy and sell as they built their portfolios.
We call those early days the Wild West. There were not many rules in lending or in property management. If you remember The Big Short, we lived it — fighting to keep clients’ heads above water, in and out of courtrooms.
In 2012 I became a real estate broker in Texas. Since then I have joined forces with my husband, Loran, to bring Navigate Real Estate to life. We give clients the tools to keep deals moving and to take the friction out of the process.
Our two kids are often in tow at open houses and new-builder forums. They are very comfortable walking right into homes. It can get awkward when they think every house is free to enter.

Meet Loran Duncan
I grew up in the Cascade Mountains of Washington state. As a rambunctious boy, I had no fear and enjoyed playing in the dirt, camping, and riding my horse to elementary school — not allowed, as I later found out.
In 2001, I enrolled in the Diver Institute of Technology in Seattle. Within three years I was a saturation diver, working at 700 feet. At that depth everything is pitch black. You work eight-hour shifts in sheer darkness to fix pipelines. Quick wit, patience, and problem-solving are not slogans down there. They are how you get home.
After 15 years I retired from the water and started renovating and flipping homes. That is when real estate stopped being a side project and became the work. When I am with a client, the same habits apply: stay calm, name the problem, fix it before it compounds. That can be the difference in thousands of dollars — and in whether a deal closes at all.
My superpower is simple. I never get frazzled by an obstacle. I think swiftly and proficiently, which is what ROI and a clean closing actually require.
When I am not helping clients buy, sell, or manage property, I am on a small farm in East Tennessee with Jessica and our two kids.
How we work
