Bearden Knoxville neighborhood guide: homes, lifestyle, and the commute

If you are comparing West Knoxville and want established streets, a busy commercial corridor, and a shorter hop to downtown than Farragut or Turkey Creek, Bearden belongs on the short list. This note covers lifestyle, parks, housing mix, and commute realities — without invented numbers or neighborhood stereotypes.

Where Bearden sits

Bearden grew up along Kingston Pike, roughly five miles west of downtown, and was annexed by Knoxville in 1962. Ask three locals to draw the borders and you may get three maps. Marketing labels and school zones do not always match. When a listing says Bearden, confirm the exact address, HOA if any, floodplain, and attendance zones.

Everyday life and outdoor access

Day-to-day life runs through Bearden Hill and the Kingston Pike / Sutherland corridor — coffee, independent restaurants, galleries, and errands nearby. Lakeshore Park is a large riverfront park with greenways and fields. The Bearden Village Greenway extends the Third Creek path along Sutherland. If trails and weekend park time matter, go look at the actual walk from the house — not just the brochure radius.

Housing character

Expect mid-century ranches, updated bungalows, condos, townhomes nearer the commercial strip, and higher-end or river-adjacent homes in select pockets. A renovated ranch two blocks off the Pike can live very differently from a newer townhome with the same Bearden label. Budget for that spread when you set a search.

Price context (dated public data)

Treat public medians as context, not a guarantee for any address. As of summer 2026, Realtor.com showed Knoxville citywide median listing prices in the mid-$400,000s, while ZIP 37919 (much of close-in West Knox including Bearden) listed higher — near the mid-$600,000s. Ask for a Bearden-specific CMA and live MLS comps before you write an offer. Numbers move; we re-check them on the day.

Commute and corridors

Downtown is commonly about 10–15 minutes in light traffic via Kingston Pike or I-40. UT and west-side jobs are usually easier from here than from farther-west suburbs. Drive your real commute at rush hour before you commit — Kingston Pike and the I-40 interchanges feel different at 5:15 p.m. than at noon.

Schools — verify by address

Knox County assignments are address-specific. Homes marketed as Bearden can feed different schools by parcel. Use Knox County Schools and state report cards for the address you are serious about. We do not steer by protected characteristics; we help you verify zoning and visit campuses yourself.
