What the lake is
Douglas Lake is a TVA reservoir on the French Broad River. Dandridge sits on it. The water also runs toward Kodak, the Sevierville side, and up the coves of Jefferson and Sevier counties. It is not a private pond and it is not a stable swimming pool. TVA manages the level. It is higher in the warm months and drawn down in winter. Anyone selling you a lake house with only a June photograph is selling you half the year. We tour with that in mind, and we would rather show you a winter picture than a surprise.
Kodak and the Sevier side
The west end of the lake toward Kodak and the French Broad is a different morning than a cove behind Dandridge. You are closer to I-40 and to Sevierville, and farther from the courthouse square. Listings still say Douglas Lake. The school district, the grocery run, and the boat traffic can change with the cove. Tell us which side of the water you will actually use. We will not book a loop that spends the day in the truck between two ends of the reservoir just to see more docks.
Main channel, cove, and “lake view”
Main-channel property has more water and more boat traffic. A cove can be quieter and shallower. A hilltop with a lake view may never have a place to put a boat. “Waterfront,” “lake access,” and “lake view” are different legal ideas. Access might be a deeded path, a shared ramp, or a verbal habit of using the neighbor’s dock. We read the deed. If the dock is not yours, it is not yours because the seller waved at it. Shared slips need paper that transfers.
Docks and the shoreline
TVA controls the shoreline. A dock, a seawall, a riprap line, or a pump usually needs a permit, often discussed under TVA’s shoreline rules. A permit in the seller’s name is not automatically your permit. Ask what transfers and what would have to be rebuilt if the dock fails. Unpermitted structures are a negotiation, not a feature. We will not guess that “it has been there for years” equals allowed. The blog note on docks, septic, and winter pool is the short version. The parcel is the long version.
Winter pool
When the lake is down, coves that looked deep can be mud, stumps, and a longer walk to float a boat. Buyers who only visit in summer bid as if the water stays. It does not. Ask for a winter photo. If the seller does not have one, go look at the cove in the off season or accept that you are buying a seasonal beach. Insurance, flood zone, and elevation still apply when the water is up. The pretty months are not the only months you own it.
Houses next to water
Lake houses in this area are often on septic. The tank and the field need an inspection, and the field cannot be an afterthought under the parking pad. Crawlspaces near the water get damp. Retaining walls and steps down to the dock fail. The road in may be steep, shared, or private. A beautiful porch on a road you cannot climb in January is a resale problem later. Well water, if that is the supply, gets tested. Public water is not automatic just because you can see a town.
Where the lake sits relative to life
Dandridge is the close-in town for a lot of Jefferson County water. The Sevier County side is a different drive, closer to Sevierville and the Smokies and farther from our courthouse. Knoxville is an I-40 trip from the Dandridge side that you should time yourself. Cherokee Lake is the other big TVA water in Jefferson County. Do not confuse the two. If someone wants both a Douglas dock and a Cherokee commute, we will say they picked two lakes.
Buyers and sellers
Buyers: say whether you need to keep a boat in the water, whether this is a weekend house, and whether you will live here in February. We will search waterfront listings and throw out the view-only lots if you need a dock. Sellers: have the dock paperwork, a winter photo, and the septic inspection mindset before you list. Buyers on this lake ask. The ones who do not ask are not the ones you want under contract. Loran will price the water you actually have.
